The area along Mars-La-Tour-Straße, bordered by a tree-lined avenue, continuously breaks up into (ice) floes of varying sizes. The resulting floes, designed as elevated private courtyards, move freely across the property. This drifting creates interesting spatial configurations, resulting in an interplay between dense and open spaces. The paths formed meander through the neighborhood like a river, guided by gentle slopes and sharp edges. The gentle slopes provide seating, while the sharp edges define the boundaries between the private residential floes. The paths widen into courtyards and plazas, serving as recreational areas for the entire neighborhood and the surrounding area (senior residence, etc.). The network of paths and plazas is paved with homogeneous, permeable asphalt and interspersed with light, airy groves.

The residential blocks comprise various building typologies, each grouped around a private, landscaped outdoor area. Similar to the design of the neighborhood as a whole, the communal area is also spatially fragmented. The front areas of the apartments are enclosed as private garden spaces; the resulting negative space represents the communal area.

The concept envisions a clear separation between car traffic and pedestrian and bicycle traffic. Parking spaces located at the base of the residential blocks are accessed from the periphery of the residential quarter (Theodor-Heuss-Platz, Zeppelinstraße, and Schackstraße). This ensures that the paths and squares between the blocks remain reserved for the residents of the quarter and the immediate surroundings. These areas are accessible only to delivery and waste disposal vehicles and emergency services. The buildings on the residential blocks are accessed from the public area. All ground-floor apartments have direct access to a private garden, separated from the communal area by hedges.
